According to Insurance Journal, New York City Mayor Zohran Mamdani’s proposed rent freeze is adding pressure to a struggling commercial mortgage-backed securities (CMBS) deal linked to rent-stabilized apartments. The $506 million bond, backed by 53 apartment buildings, has already faced losses as higher interest rates and rising operating costs make refinancing more difficult.
Investors are concerned that a rent freeze affecting about 1 million apartments could further reduce property cash flows, increase losses, and weigh on the value of rent-stabilized housing assets. The situation highlights broader challenges in NYC’s housing market, including rising costs and uncertainty over future rent regulations.
